Professional Property Write Up

When writing your property description that will in turn be displayed on the site, you need to “paint the dream” using “inspiring wording” and inform the prospective buyers of the main selling points of your property. You need to “create the desire” for them to know more and this desire needs to be strong enough so that they will not mind making the effort of contacting you. You must achieve all of this using a limited number of words but keep in mind that if your property write up is too short it will not give enough information and if it is too long, people get bored and will not read it.  As a guide, we recommend keeping your property write up between 100 and 150 words.  If you, however, would like your property description composed for you by an experienced property professional, we are happy to help for a small fee.

Property Energy Performance Certificates – EPC

When selling your property in Portugal you now need to present a Property Energy Performance Certificate at the time of signing the deeds at the notary.  This new European law has only recently been introduced therefore most properties will not have one.  A qualified registered Energy Performance Certification Surveyor needs to inspect your property, produce a report and send it to the central registrar who will issue the Performance Energy Certificate (similar to the ones you see on electrical goods).  The survey and certificate cost a few hundred Euros depending on the size of the property.

Property Valuation

Many prospective buyers will want to have an independent report on the property that they are looking to buy, particularly if it is an older property.  By having a property survey carried out by an independent specialist you can provide your potential buyer with all the necessary information they may need and give them full peace of mind, giving you an advantage over other similar properties for sale that cannot provide this information.  Normally this will also speed up the process of signing the promissory contract and completion, reducing the risk that the buyer changes his mind.

A standard property survey will normally cost you in the region of Euros 400 plus IVA and will include a detailed description of the property, check the legal documents, verify that the actual property matches the plans, give a full list of any defect or potential problem and will finally give a full valuation of the property.

Keys Handling

Most people who live abroad and own a property in the Algarve have a management company who has access to the keys to the property and can open it to prospective buyers.  There may be a small fee for this so it’s best to check this directly with your management company.
